We do not buy used properties directly, but we can support you in the sale thanks to a qualified Partner who will assist you in all the necessary activities, also taking into account the completion time of the new home you buy with us and the financial plan we will have established together.

Our products can only be purchased during the promotional campaigns, at least twice a year, benefiting from special, one-off conditions. Each campaign is different and offers economic advantages and/or vouchers for the purchase of furniture, furnishing accessories and Interior Design produced by our partners. When active, you can find the campaign and all its details on our website and at our showroom.

The showroom is the space where you can discover what your new home will be like, thanks to the faithful reproduction of the apartments, with rooms of real dimensions and finishes. We look forward to guiding you through an experience where you can directly feel the atmosphere and the details that will surround you.

The instalment described on the website is a simulation of a 30-year variable- or fixed-rate mortgage, equal to 70% of the sale value of the property unit. For the reference APR and AER, please check the notes shown on the website for the specific project.

The mortgage is arranged by the buyer at the time of the deed and its duration may vary, with no obligation to use the pre-set banks.

AIM Italia (Alternative Investment Market) is the market (MTF — Multilateral Trading Facility) organised and managed by Borsa Italiana, dedicated to small and medium-sized enterprises with high growth potential, offering the possibility of accessing a selected audience of investors focused on small caps. It is defined as a “non-regulated” market and is characterised by a leaner structure than regulated markets, in order to better adapt to the needs of SMEs. It also hosts companies belonging to many sectors of the national economy and of Made in Italy, which stand out, among other things, for their high degree of innovation. AIM Italia was created in 2008, following the example of its London counterpart, evolving until it integrated the MAC (Alternative Capital Market) in 2012.

Listing on AIM brings numerous advantages to the company, both in terms of development and competitiveness: the company is able to obtain greater financial resources, useful for carrying out its projects and development plans; the listing helps to improve external perception and supports the company’s commercial credibility; the company acquires greater efficiency and organisational capacity through more sophisticated management at all levels; finally, the chances of attracting talent and qualified resources increase, as well as further incentivising and motivating management and employees.

Innovative SMEs are small and medium-sized enterprises that operate in the field of innovation and meet the requirements needed to be registered in the specific register of the Chamber of Commerce. The category was established in 2015 with the aim of “strengthening the competitiveness of the national production system and promoting a more widespread diffusion of technological innovation in all economic sectors”. To be recognised as an Innovative SME, a company must be set up as a limited company, have its main office in Italy, not have shares listed on a regulated market, have already filed at least one certified balance sheet, have a turnover not exceeding €50m or a total annual balance sheet not exceeding €43m, employ fewer than 250 people, and have innovative content. Innovative content exists if it meets at least 2 of the following 3 criteria: research and development expenditure of at least 3% of the total value of production (or, if greater, of the cost of production); employment, as employees or collaborators, of personnel holding a research doctorate or carrying out a doctorate at an Italian or foreign university (in a proportion equal to or greater than 1/5 of the total workforce), or holding a degree and having carried out at least 3 years of certified research at public or private research institutes in Italy or abroad — or, in a proportion equal to or greater than 1/3 of the total workforce, holding a master’s degree; being the owner, depositary or licensee of at least one industrial patent relating to an industrial or biotech invention, etc.

All the projects developed by the Abitare In group are put up for sale “off-plan”, while the properties are still under construction, following 3 fundamental steps: the purchase proposal, the preliminary contract, and the final contract. The purchase proposal is a unilateral declaration that the buyer addresses to the seller regarding their intention to buy a given property at a given price, generally accompanied by the payment of a sum of money as a deposit and already containing the regulation of the main elements of the sale. Once received by the seller, the purchase proposal becomes binding on the buyer, while leaving the seller the possibility to evaluate it. If the seller accepts, the proposal becomes binding on both parties and takes on the same value as the preliminary contract. Usually, the purchase proposal is irrevocable for a given period of time and binding until the indicated deadline. The preliminary contract (also called “compromesso”) binds both parties (seller and buyer) to sign the final contract for the sale of the property/properties indicated therein. The preliminary contract must already indicate the essential elements of the sale, such as the purchase price, the payment terms and the identification of the property. The preliminary contract is a private deed that does not require notarisation, but must be registered with the Revenue Agency within 20 days of signing. The final sale contract (also called “rogito”) is the contract, drawn up by the notary with the prescribed formalities, by which seller and buyer definitively transfer ownership of the property. Generally, payment of the price and delivery of the property take place at the same time as the signing of the final contract. For the contract to be effective also towards third parties, it must be transcribed by the notary in the appropriate property registers.

Current legislation provides a series of tax benefits aimed at encouraging the purchase of properties to be used as a main residence. The benefit concerns the taxes to be paid at the time of purchase: in the case of purchase from a company, with a sale subject to VAT (which is the case for Abitare In projects), the VAT — which in the ordinary regime is 10% — is reduced to 4% of the sale price. In addition, the registration, mortgage and cadastral taxes are fixed at €200 each. The tax benefits are granted only if certain requirements are met. The home purchased must belong to one of the following cadastral categories: A/2, A/3, A/4, A/5, A/6, A/7, A/11. The property must be located in the municipality where the buyer has (or intends to transfer within 18 months) their residence. The benefits are reserved for those who do not already own a property bought with “first home” benefits. On this last point, from January 2016 the tax benefits have also been extended to those who already own a property purchased with first-home benefits, provided that the property already owned is sold within one year of the new purchase. In this case, the re-purchase of the “first home” benefits from a tool called tax credit: those who sell the home purchased with first-home benefits and buy another one within 1 year, benefiting from first-home benefits, are entitled to a tax credit equal to the registration tax or VAT paid on the first subsidised purchase. Finally, homes in the cadastral categories mentioned (which are also a “first home”) are exempt from IMU property tax.

The taxes that apply to the purchase of a home vary depending on whether the seller is a private individual or a company such as Abitare In. The general rule, when the seller is a company, is that the transfer is exempt from VAT. However, the tax applies, among other cases, to transfers made by construction companies within 5 years of completion of construction, or even beyond 5 years if the seller declares its intention to subject the transaction to VAT. The preliminary contract subject to VAT must be registered with the Revenue Agency with the following costs: €200 for the registration tax, 0.5% of the sums provided as a confirmatory deposit. To these amounts must be added the stamp duties to be applied to each copy of the contract submitted for registration (a €16 stamp every 4 pages — every 100 lines — and a €1 stamp for each floor plan attached to the preliminary contract). For the final sale contract subject to VAT, the buyer must pay VAT equal to 10% of the purchase price, the fixed registration tax of €200, and the fixed cadastral tax of €200.

Legislative Decree 122/2005 introduced a specific “package of protections” for buyers of properties under construction, providing for a series of obligations on the seller. Under the relevant legislation, a property under construction is considered to be one for which, on the one hand, a building permit has already been requested and, on the other, is still to be built or for which construction has not been completed to a stage that does not yet allow the certificate of fitness for use to be issued. The decree provides for the seller’s obligation to deliver to the buyer a surety guaranteeing all the sums to be paid up to the signing of the final contract. Where the seller is a builder acting in the course of business and the buyer is a natural person, the protections for the buyer are: the builder’s obligation to deliver to the buyer, at the same time as signing the final contract, a ten-year indemnity insurance policy (the so-called “decennale postuma”) guaranteeing compensation for any material and direct damage to the property resulting from total or partial collapse or serious construction defects; the obligation to include in the preliminary contract minimum content set by the legislator; provision for an alternative procedure for splitting the mortgage and the related mortgage charge if the bank does not act within a certain term; the obligation to finalise the mortgage split and the cancellation of the charge (for purchase without taking over the mortgage) before signing the final contract; the buyer’s right of pre-emption in the event of an auction sale of the property; and, under certain conditions, exclusion from bankruptcy clawback.

Taking over a mortgage (“accollo”) consists of the buyer stepping into the mortgage loan taken out by the builder to finance the project. In particular, when the mortgage taken out by the builder (and the related charge) relates to several property units, the buyer, by taking it over, assumes the obligation to repay only that “fraction” of the mortgage burdening the property they have purchased, as a result of the split. The advantages of taking over the mortgage for the customer are numerous: a new charge does not need to be registered on the property they purchase, with consequent savings on notary fees and related taxes; the bank’s mortgage processing fees are not due; and the customer benefits from the conditions already negotiated by the proposing real estate company. Mortgage transfer (“surroga”) is a procedure that allows you to transfer your mortgage free of charge from one bank to another that may offer better conditions. The institution of “surroga” was amended by Decree-Law no. 7/2007 (the so-called Bersani Decree), which simplified how it works. First of all, the new law established that it is free of charge and guaranteed the debtor’s right to transfer the mortgage. It also legalised the portability of the charge, allowing it to be transferred from one bank to another. Finally, all the costs, expenses and charges relating to the transfer were placed on the incoming bank.

Since Abitare In S.p.A. is a company listed on the AIM market, the shares are bought on the relevant stock market. This requires having a “securities account” (or dossier). To buy and sell securities of a listed company you must go to authorised intermediaries (banks and brokerage firms). Alternatively, you can buy the shares directly from the company by subscribing to a capital increase — an extraordinary operation approved by the shareholders’ meeting that provides for the increase of the share capital through contributions (in cash and/or in kind) and the consequent issue of new shares in favour of those who make new contributions.

By signing the preliminary contract, the seller is required to deliver to the buyer the property with all the characteristics indicated in the contract, in the specifications, and in any subsequent agreements relating, for example, to extra-specification finishes. In addition, the seller is required to comply with all the other provisions contained in the contract, such as the scheduled delivery date.

The specifications document (“capitolato”) is a document, attached to the preliminary sale contract for properties under construction, that contains the technical specifications of the works to be carried out: it therefore details all the main characteristics the property will have, such as the materials used in construction, the methods of building the structures and systems, and the finishes planned for the common areas and for the individual property units.

The production activities are subject to very careful planning, with predefined deadlines for collecting variation requests from customers. In addition, to reduce the risk of delays and unforeseen events during the operational phase, the design phase is very thorough, also thanks to BIM technology.

BIM technology makes it possible to “build” a virtual project, modelling every element, in order to understand possible problems from the earliest stages. BIM technology makes it possible to design the work by creating a clear interface with the contractors, facilitating planning thanks to model simulation and sustainability assessment. Moreover, during construction it allows very careful control and management of costs and times, considerably reducing unforeseen work. The advantages of BIM are also future-oriented, influencing the management of maintenance and of the building itself (facility management).

The energy class certifies the volume of the home’s energy consumption. There are currently ten energy classes: from class A4 (the most efficient) to class G (the least efficient), and each is assigned an energy-consumption value. The hourly consumption found during the technician’s assessment is compared with the values attributed to the various bands and the home is placed in the class with a similar consumption range.

Air treatment means the set of functions controlling thermal conditions, humidity, controlled air exchange and the filtration of dust and other particles, so that the air inside the rooms is healthy and clean. Increasingly, radiant systems that work with hot water are also used for summer cooling (with cold water). However, for the correct use of a radiant system in summer, proper humidity control is required to limit the risk of condensation. Another aspect concerns the comfort perceived by people: according to the UNI EN 7730 standard, relative humidity should not exceed 60–65% to guarantee comfort and healthy air. For this reason, the installation of a dehumidification system is recommended when a radiant system is used for cooling.

MCV — mechanical controlled ventilation — serves to control the intake of air without opening the windows, providing continuous recycling in a single-flow or double-flow mode. In single-flow systems, outside air enters following the extraction of a flow of indoor air, which can be constant or variable. In the first case, a constant air flow is continuously extracted from the service rooms of the home (bathrooms, kitchens, etc.) while outside air enters through vents placed on external walls or window frames; in the case of variable, humidity-regulated flow, the air is drawn from the rooms according to the room’s humidity, which varies with the level of activity of the people occupying it, while outside air enters through dedicated vents, possibly after being filtered. In double-flow systems, the flow of oxygen-rich outside air entering each room can be regulated through dedicated vents or diffusers and an intake fan; at the same time, pollutant-rich air is drawn from dedicated extraction vents by a fan and expelled outside. The two air flows pass through a heat exchanger to limit energy losses to the outside.

Acoustic insulation (also called soundproofing) is a technique that allows the transmission of sound energy from one environment to another to be hindered by interposing a physical separation medium between the two. The purpose of an acoustic insulation system is to protect people from noise by attenuating or eliminating its perception. Protection from noise through acoustic insulation concerns both noise that propagates through the air (airborne noise) and noise transmitted through impact, vibration and dragging (impact noise). The legislation in force on the acoustic requirements of buildings defines the limits to be respected regarding insulation from noise between different property units, insulation from external noise, insulation from footstep noise, insulation from system noise, etc. These parameters must be respected by all buildings and represent the minimum values adopted in our projects, in which the comfort level of the rooms is a fundamental element.

Our projects feature wooden window frames — a natural material, very resistant and light, able to adapt to various housing needs and with a long lifespan (with water-based painting, maintenance is now minimal). Wood does not pollute, can be recycled and transformed into energy. Moreover, a wooden frame is a valuable element that enhances the quality of the environment in which it is placed, meeting the most varied tastes and requirements.

Our projects feature covered habitable loggias: outdoor spaces designed to extend the home. The loggias represent the added value of all Abitare In projects, forming a continuous space with the living area, a privileged part of our proposals.

When designing your home we try to offer services that do not weigh on the condominium expenses and that can be freely used by all residents. We always provide ample spaces for bicycle storage, rooms with work tables for your hobbies, and areas for gatherings, all versatile, according to the residents’ different needs.

The internal height of the apartments is 2.70 m. Some hallways and/or bathrooms may be lowered to 2.40 m to accommodate innovative systems.
